The declaration assigns maintenance of private common roads to the association, while owners maintain their private driveways and can be responsible for damage they or their guests/contractors cause. It describes a conditional future county turnover; verify present maintenance and gate status.

Official record citations help identify the documents to review. Index entries alone do not establish their rules or current application to a lot. Use the county, instrument, book and page references to search and verify the records yourself.
Instrument 540403 explicitly re-records the declaration’s first page to supply Map Book 10, page 76. It does not introduce a new rental, dwelling-size or construction rule.

Before you buy: a property checklist
- Does the deeded lot match Map Book 10, page 76, and is the approved building plan classified as waterfront or off-water?
- Which dock, access-trail and ramp rights apply to this parcel, and what current scheduling, guest, storage and use charges apply?
- What written approvals govern the proposed RV/boat-trailer storage, guesthouse, single-meter arrangement and construction schedule?
- Who maintains the road and driveway today, what current assessments are due, and which water/sewage approvals serve the lot?
- Does the current recorded and association package preserve the one-week lease minimum, and what tenant, guest, parking and insurance requirements must an owner meet?
