These terms describe use of the KW Smith Lake website operated by KW Smith Lake Team, a division of Humphries Real Estate Group LLC, with brokerage Metro North LLC dba Keller Williams. Please read them together with our Privacy page.
Using the website
The website helps visitors explore Smith Lake real estate, local information, maps and services, save search plans and contact our team. Its search tools and guides support your research. A website visit, account, saved property or message does not by itself create an agency relationship, representation agreement, purchase contract or other real-estate engagement. Any such arrangements require their own discussion and documentation.
Listings and local information
Property information is supplied through the authorized MLS connections identified with the results. The website currently identifies Walker County Area MLS as its connected listing source. Data can change between updates, and a property shown in a saved list or earlier request may no longer be available. Prices, status, dimensions, photos, property characteristics and other information may contain errors or omissions. Confirm important facts with the appropriate brokerage, official records and qualified professionals before making a property decision.
Neighborhood, restriction, HOA, dock, access and land-use summaries describe the sources and scope stated on the relevant page. A summary does not replace the complete current recorded documents, amendments, official requirements or a review of the exact property and intended use. An MLS field such as “Restricted? No” does not establish that every proposed use is permitted. Market reports describe their source, coverage and reporting period; they do not predict a future sale price or market result.
Use listing information and photographs for the property-search purposes permitted by the website and the applicable source rules. Do not claim ownership of another party’s photographs or listing content, or redistribute it without the necessary permission. Source acknowledgments appear with the information and on Sources & credits.
Maps and approximate locations
Map points, parcel outlines, aerial images, nearby results and location estimates are research aids. They may be approximate, incomplete, out of date or misaligned. They are not a boundary survey, title opinion, legal description, verified residence, guaranteed route or confirmation of frontage, access, ownership, buildability or permitted use. A listing may involve more than one parcel even when a map highlights only a primary parcel. Verify property boundaries and rights through the appropriate records and qualified professionals.
Buyer accounts and saved plans
Keep your sign-in access secure and use an account you are authorized to use. Do not share passwords or security codes through website messages. Provide contact details that our team can use to respond, and update information that changes. The sign-in service controls its own authentication and recovery process. When mobile confirmation is enabled for new buyer or Pro accounts, request the texted code only for a number you control and enter it in the confirmation form. The confirmed number is saved privately to your account. This confirmation does not enroll you in marketing texts; message and data rates may apply.
Favorites, named searches and showing lists are planning tools. Browser-only items can be lost if browser storage is cleared or unavailable. Account saves depend on successful sign-in and storage; check the confirmation and any draft or availability notice. Saving a search alone does not subscribe you to alerts. Where daily email updates are available, you must turn them on for each account-saved search. You can turn them off in My Lake or use the unsubscribe link in an update. These updates do not enroll you in marketing or text alerts. Saved items and past requests do not reserve a property or establish its current availability. Inquiries, showing plans and communications
A submitted inquiry, preferred tour time or showing list is a request for follow-up. It does not book or confirm a showing, reserve a property, guarantee a response time or authorize a charge. Our team must confirm availability and arrangements. A status shown in the workspace records the applicable follow-up stage; it is not a substitute for the team’s confirmation of an appointment.
Submitting a request or saving a profile does not by itself subscribe you to promotional email or text messages. Marketing permissions are separate from the information needed to respond to your request. Direct call, text and email links open your own application, where you choose whether to send. Do not include sensitive financial, identity or access documents in an ordinary website message.
Service providers and external websites
Map, hosting, sign-in and other linked services have their own terms and privacy policies. Their products and account controls are separate from this website. A vendor listing or link is an introduction, not a guarantee of availability, licensing, insurance, work quality, financing approval or a particular outcome. Confirm qualifications, scope, pricing and any agreement directly with the provider. A website service inquiry does not itself hire a provider or create a payment obligation. Where advertising is displayed, it should be identified separately from editorial guidance and real-estate inquiry tools.
Acceptable use
Use the website for legitimate property research and service requests. Do not attempt unauthorized access to another person’s account or private records, interfere with the website, bypass access controls, impersonate someone else, submit malicious files or code, or use the forms to send spam or unlawful material. Do not use automated collection methods that disregard the website’s access controls or the rights and source restrictions that apply to listing data and photos. Report a suspected account or website problem to admin@kwalabama.com without sending passwords or private third-party records.
Availability and updates
Features, content and data connections may be corrected or changed, and services may be temporarily unavailable. Follow any displayed error, update or source notice rather than assuming that an unsuccessful action was saved. The date at the top identifies this version of these terms.
